Shaftesbury Estates were eager to take two poor quality office buildings and re-organise them to enhance their desirability and maximise the lettable space.

Gaining planning consent is challenging for any architectural scheme within an urban Conservation Area. So we explored numerous possibilities for changing their use, adding floors and creating a more flexible work environment.

Our solution was to open up the structure on the inside – combining the two buildings into one. The key was converting an existing light well into an airy timber-tread staircase, accessible by a shared entrance lobby.

The result is an architectural re-design which does justice to this distinctive and high-value building. The old office layout has been transformed into a bright open-plan space, which facilitates creativity and is extremely attractive to tenants.
