190 - 192 Park Drive, Milton Park

 

We are delighted to be working on 190-192 Park Drive, Milton Park, a new sustainable, flexible development that provides over 76,000sqft GIA for MEPC. The scheme, which will be delivered by Barnwood Ltd, provides seven ‘R&D’ workspaces across three new buildings that are all designed to achieve BREEAM excellent and an EPC ‘A’ rating. 

 

The speculative ‘R&D’ units are specifically designed to provide flexible, light industrial accommodation, with the potential to house a range of tenant uses including high-tech engineering, laboratories and technology companies.

The site, which is in close proximity to the amenities within the Bee House, includes high quality landscaping and a range of external break-out amenity areas. Each of the units will be provided with dedicated parking and EV charging points.

Each unit benefits from a double height warehouse/storage/research space with a self-contained entrance and core area; office provision is located on a mezzanine, fitted out to Cat A. All seven units have been designed to afford tenants maximum flexibility, consolidating operational functions such that office and double-height space efficiency can be optimised.

The glulam portal frame structure is designed to remain visible, reinforcing the integrity of the sustainable design. The timber has been paired with a structural liner to the roof, to provide a clear minimalistic internal finish to the space, offering occupiers the opportunity to define a fit out that best suits their operations.

The double height ground floor area will be delivered to a shell and core specification providing double height openable windows, as well as roof lights, an excellent working environment with natural daylighting and allowing for easy conversion to office space or other such use.

Aiming to minimise environmental impact, a ‘Whole Life Carbon Assessment’ has informed the design and established targets of 500kgCO2e/m2 (embodied carbon) and 800kgCO2e/m2 (whole life carbon) in line with industry standards that move us towards net-zero.

Throughout the scheme, passive design measures are used to reduce the energy demand in operation, from deep reveals and brise soleil that minimise solar gain to carefully integrated natural ventilation, maximised daylighting levels and optimised u-values to provide thermal comfort. Coupled with responsible material choices, including the glulam frame, timber mezzanine floor and cladding, the design approach has helped to significantly reduce the embodied and operational carbon footprint of the development.
