31-32 Queen Square

SRA have been working with Robert Hitchins Limited on the refurbishment of a four-storey office building on Queen Square in Bristol. Originally two separate buildings, the site was redeveloped in the mid-1990s to create additional area linking the two buildings and provide a central lightwell. The works proved to be successful, though after 25 years of continuous occupation the finishes and systems were dated and tired when RHL acquired the property in 2023.

The building will now have a new lease of life – with a wholesale refresh of internal finishes throughout to revitalise the core areas and offices, new cycle facilities in the basement, energy efficient MEP systems throughout and an upgrade to the thermal envelope.

A key focus of RHL and the design team was sustainability. Environmentally conscious decision making and chosen materials delivered a scheme that saved 402 tonnes of carbon, in line with RIBA 2030 Climate Challenge Target, and LETI Climate Emergency Guide Best Practice 2030.

Due for completion in the Autumn of 2025, the building is 50% pre-let prior to practical completion. With views to both Queen Square and Bristol Harbour, this will be a new exciting workplace in a beautiful part of the city centre.
